Private Sale
A private sale is a confidential business transaction that allows you to sell the property without going public/listing it through the Multiple Listing Service (MLS) ( By entering in the MLS you are announcing to the world what you are asking for the property you are selling). The sale is "as-is" ensuring simple, private and discrete process.
There are no appraisers, no inspections by any companies including termite inspectors (their reports are filed with the state of California), no city inspections (some cities have pre-sale inspection ordinances). Additionally, there are no for sale signs, many times the sale takes place and closes unbeknownst to the occupants/ tenants/relatives. Sometimes the seller pefers to not want anyone to know the sale is taking place. We always accomodate the seller's wishes.
Trade Sale
Trade sale is where property owners trade properties/ equities meaning that one or the other may have to come in with a cash difference to balance the sale. For example, if one owner owns a property free and clear with a value of $1,200,000 million dollars and the other property owner owns a property that’s worth $1,000,000 and there’s an agreed trade, the one with the higher equity can accept a note with terms for the difference or cash.
The beauty of doing business with trades is that you can agree to terms that make one another happy. Most of the time there are no banks involved, and this is ideal for people who do not like or trust banks. Trade and Private sales are very similar to one another.
